St Marys is getting an Upgrade

St Marys is getting an Upgrade

A new Metro line, a $26.5 million central park and thousands of new homes and jobs. Here’s everything you need to know about the St Marys Town Centre Master Plan.

If you haven’t been to St Marys in a while, you’re about to see it differently. The suburb that’s long been a quick stop on the T1 line is gearing up for one of the biggest transformations in Western Sydney. That’s thanks to a 20-year master plan, a brand-new Metro connection to Western Sydney International Airport, and serious investment in the town centre.

Here’s what’s happening, what’s coming and why St Marys is about to be on everyone’s radar.

The big picture

The St Marys Town Centre Master Plan is Penrith City Council’s 20-year blueprint for turning St Marys into a thriving strategic centre of Western Sydney. It’s built around one huge opportunity: the new Sydney Metro – Western Sydney Airport line, which puts St Marys on a direct rail link to the new airport.

The numbers are big. The plan aims to enable around 9,300 new homes and more than 8,350 new jobs by 2041. For context, the town centre is currently home to just over 3,500 people.

Council endorsed the final plan in March 2025, after rounds of feedback from locals, businesses and government. The rules to make it happen, a new Development Control Plan and Development Contributions Plan, were adopted the following month.

This year, the NSW Government also endorsed the plan. It now replaces the Government’s original Transit Oriented Development designation for St Marys, and delivers even more homes and local jobs than that earlier plan.

A new green heart: St Marys Central Park

The centrepiece of the transformation is St Marys Central Park, a $26.5 million project jointly funded by the NSW Government and Penrith City Council. It will join Coachmans Park and Kokoda Park into one big, modern public space, creating a green link between Queen Street and the surrounding shopping precincts.

What’s in it:
  • A dedicated entertainment area for community events and live performances
  • Expansive lawns, water features, gardens and trees
  • Shaded picnic tables, seating and pathways
  • A fenced playspace with water play
  • An amenities building with toilets

Council says it will be the green civic heart of St Marys: a place to hang out, catch a gig or just find a decent patch of grass in the middle of town. Early site works kicked off in July 2026, and the park is expected to open by mid-2028.

The Metro changes everything

The 23-kilometre Sydney Metro – Western Sydney Airport line will connect St Marys with the new Bradfield city centre, stopping at the airport along the way. At St Marys, passengers will be able to switch between the Metro and the existing T1 Western Line.

The 162-year-old St Marys station is being reimagined as a train, metro and bus hub. A new accessible footbridge will connect the current station with the new Metro station, and a new northern plaza with green space off Harris Street will become a major entry point.

The airport opens to passengers this Sunday, 25 October, so you don’t have to wait for the Metro to fly out of St Marys. A free road shuttle will run between St Marys interchange and the airport, with the Metro line due to follow in 2027.

More upgrades on the way

The central park isn’t the only project in the works. Bennett Park is being revamped with a large new playspace and a mini pump track with beginner and intermediate loops. Council also plans to upgrade the playspaces at Poplar Park, Robin Wiles Park and Wattle Avenue Reserve this year.

Watch this space. St Marys is just getting started.
